No Real Government Help to Stop Foreclosure
If you are waiting for government help to stop foreclosure, you will need to wait until President Elect Obama and the new congress is seated before you have any financial difficulty. That’s because the existing program, Hope for Homeowners (H4H) is great for the government but not so good for anybody else. When the initial plan was unveiled by the Federal Housing Administration (FHA) the anticipation was that it would help to save over 400,000 homeowners from foreclosure. H4H went live on October 1st, 2008 and in the first two months relatively few homeowners have taken advantage of it. There will be many articles touting it as a great thing that will help many people. To me, it is a fairly stupid idea.
H4H requires lenders to take a serious haircut and for borrowers to give up their equity. At first look, it seems like a good idea. Under further investigation I think it falls apart. Let’s take a look at how the FHA describes this will work. For purposes of discussion, we will presume that you paid $250,000 for the house with a 10% down payment. The example information below is taken directly from the FHA website.
These are examples of how the unique equity and appreciation sharing elements of this program work. Keep in mind that these are only examples, and your actual experience will depend on many things, including how much your home increases or decreases in value1
Government Grant Scams: The Real Deal Behind Free Money Offers
In times of economic insecurity, seeing an advertisement for free government grant money can seem like a blessing from heaven. We all know how huge the U.S. government is and there’s lots of money flowing through its coffers. While it’s true that the government gives away an estimated $240 billion each year in grants, how easy is it for the average person to claim some of this money for themselves?
Well, let’s go through a typical scenario at a website that claims to help show you how to get government grants. You read at this site that the U.S. government is constantly awarding grant money to average citizens. You get your hopes up because you are in need of some money to either: get out of debt, go back to school, start up a business or take care of some pressing needs at home.
This site claims that they have a list of hundreds of grants that you can apply for and all you need to do is obtain this list. Okay, so you spend a few bucks getting this list and indeed discover that it’s a list of agencies who award grant money.
Unfortunately, this list tells you almost nothing about the requirements needed to fill out an application. The dirty little secret that those list hawkers forget to tell you is that all of these agencies have specific things they look for in applications for grant money.
Investing in Real Estate With Government Grants
Not all people interested in real estate know that there are grants for real estate especially from the state and federal government. Billions of dollars are available as grants and there are many ways to put this money in to good use.
Grants from the government are offered to help them outsource and distribute the workload of providing homes to the people. While it is mainly the job of government housing agencies, many real estate businesses and non-profit parties can help make it possible for the government to reach out those who need it.
Loans and Grants for Real Estate Investing
The government provides grants for real estate investing as well as low cost loans. Grants and loans for real estate investing programs such as property acquiring, building homes, purchasing land, rehabilitation and refurbishing properties, are just to name a few. And real estate grants and loans are accessible provided that you meet the requirements set by the government.
The availability of grants for real estate investing from the government is also meant for non-profit organizations. One good example is investing in senior homes. The government has supported projects for the senior citizens and has continually given considerations to most projects that involve them. Non-profit organizations can work with real estate investors in these home building projects and they can utilize the grants for real estate investing programs and such.
Secrets of Budget Travel for Families: Real Tips You Can Use Before Your Next Vacation
No question, you can drop thousands of dollars on a one week getaway, but you certainly do not have to. If you know a few simple secrets, you can stay within your budget and still enjoy an exciting, unforgettable trip with the kids. All it takes is a little creativity and knowledge.
Here is what you need to know:
Saving on Family Airfare
Airline travel is unquestionably expensive, but many opt to fly over driving because of the time involved, as well as the cost of gasoline. There are a number of steps you can take to reduce your family airfare.
Many airlines still allow children under the age of two to fly free. The caveat is that no seat is guaranteed for the free price. Mom should expect to hold baby or toddler in her lap during the flight. Many times the airline will try to seat families traveling with a non ticketed child next to an empty seat so that baby is not restricted to a lap during the whole flight.
If you do not need much advance notice you can pick up some great last minute online fares. This is often difficult when a parent needs to schedule time off work and the children are in school. However, if you can leave on a moments notice, it is a wonderful, affordable option. Do a Google search for “last minute flights” to locate these rates.
